Who are the developers and what other developments have they completed?
We as Blue Titan Investment Group (Pty) Ltd have been operating for a number of years and together, have accumulated vast management and development expertise. Who are the architects and what other projects have they been involved in?
Freehand Studio is a professional Architecture and Landscape Architecture firm established in 2012. They are a small multidisciplinary practice that is passionate about Architecture as well as Landscape Architecture. They believe that spaces inside buildings are interconnected and are just as important as the spaces formed in the landscape. The focus has been on environmentally sensitive quality design projects. The firm has a strong bias towards architecture that is informed and directly responds to the landscape of that context. They are always sensitive to the landscape through their approach to the design and then the implementation. Freehand Studio encourage their clients to inhabit and be part of this design philosophy. A number of residential (and other) projects have been successfully concluded.
What deposit am I required to put down?
  • As a South African resident using bank funding, you will be required to put down a 10% deposit. R50 000 on signature and the balance of the deposit within 30 days.
  • A non-South African and a South African resident purchasing for cash, will be required to put down a 30% deposit. R100 000 on signature and the balance of the deposit within 30 days.
  • Your deposit will be held by Attorneys JM Roodt, in an interest-bearing trust account in terms of section 86(4) of the LPA.
How long do I have to obtain a bank loan?
You will be required to have a bank approval in principle within 30 days of signature of your agreement.
When will I be required to provide guarantees to the seller?
  • The balance of the purchase price i.e. the total purchase price less the deposit and the bank loan will need to be secured within 30 days of request in writing from the Seller’s conveyancers.
  • The bank loan amount must be secured within 30 days of submission of the sectional title plan to the Surveyor General for approval.
When will the seller give transfer of the unit?
All apartments are ready for occupation and transfer. Registration of Transfer usually takes place 1 to 2 months after the Purchase Price has been secured in full either by eft and/or acceptable guarantees, and all necessary documents have been signed at the transferring attorneys.
When can I occupy my unit?
All apartments are ready for occupation! Occupation will be given once:
  • The Purchase Price has been secured in full
  • All costs have been paid in full (including estimated occupation interest and levy)
  • You have signed all necessary documents (including certificate of completion / Letter of Satisfaction, if applicable)
Note: Once the above conditions have been met, occupation may be given before Registration of Transfer. On Registration of Transfer, occupation is given automatically whether you decide to occupy or not
After occupation, what is the procedure if I discover defects?
  • Within 14 days of occupation, you will be entitled to provide the seller with a snag list and the seller will attend to the rectification of the items on the list no later than 90 days after receiving the list.
  • For a period of 3 months from the occupation date, the Developer will remedy any latent defects, non-compliance or deviation from the plans and/or specifications.
  • For a period of 12 months from the practical completion date, the developer will attend to any roof leaks.
  • For a period of 5 years, the Developer will attend to any structural defects caused by non-compliance or non-adherence to the technical building standards.
  • Both the developer and main contractor are registered with the NHBRC.
What is the anticipated levy and rates and taxes?
  • The basic levy currently ranges between R1300 and R3300 based on your unit size. Additional monthly costs include R478.94 for sewerage and R21.00 to R61.00 for Community Scheme Ombud Service (CSOS) levy.
  • Anticipated levies have been calculated based upon the Participation Quota. The proposed budget is available upon request. Levies are calculated to include the required reserve funds.
  • Rates and taxes are estimated at the Purchase Price less R300 000, multiplied by a factor of R 0.0087910, divided by 12 (subject to City Of Joburg Municipality calculations from time to time)
  • A once off water and electricity deposit will be payable.
How many covered parking bays will be allocated to me?
  • All 1-bedroom units will have 1 bay allocated.
  • All 2 and 3-bedroom units will have 2 bays allocated.
  • There are additional bays allocated for visitors.
Will I be required to pay transfer duty and any other costs?
No transfer duty is payable by you. Purchasers will be liable for costs incidental to transfer and bond registration.
Optional Extras
Should you elect to include any of the optional extras on offer, the purchase price shall automatically be increased by the total value of any optional extras selected.
